Forbes just sent out an Article on the top US Buy Market's for 2017: Florida Realestate is at it again.........

Florida Real estate is at it again: 


Am I biased or what, well we cover the world but Florida has a special place in our hearts? Over the last year, we have touted all the real estate possibilities for international investors and home buyers alike, I am here to reannounce our declaration for the realm of endless possibilities in the state that is tops in a few areas that we love: 
  • In the top ten for migration (People moving in) 
  • In the top ten for job growth 
  • Top Ten in best places to live (Orlando, Miami) 
  • Incredible weather 
The list can go on and on, I'll be frank it's not as ritzy as California, not as busy as New York or Chicago, not as hippy artsy as Portland or Seattle but on a daily basis when you merge everything together you can get small touches of each city within Florida. So where are the ranks and what do we think of their proposals. Let's get into each city and give you the warm fuzzy on what you will get:

Our #1 Rank City in Florida for Growth 

It's a tie, no really it has to be we have a 1/4 scale LA and San Diego in the two hammers of Orlando and Tampa. So why is it a tie well it's not just the close proximity but our push to get a rail system going from Orlando to Tampa area which is only 85 miles away, imagine one of those TGV's from France speeding down the I-4 Corridor getting there in 35 to 40 minutes. 

Tampa/St. Pete - We have to first explain why it's in a tie when theoretically it should be a little lower than Orlando but the big push is the surrounding areas of the Tampa bay district that includes the likes of St. Petersberg and Clearwater. St. Petersburg is looking like a Gem and the Pinellas/Hillsborough Counties building commission are starting to allow the big sky-scrapers to be built. So while Orlando's plan are already set, Tampa's are growing and are unknown which favors big win or big bust. 


High's (I'm not doing Low's its Florida, Hey Dad laughing): 
  • Near the water 
  • Sports Teams 
  • Lot's of Open Land and Old Homes that can be converted 
  • Booming tech Industry 
  • Big City Development, and a 5 lane highway (Nuff said) 
  • Big Universities all around 
  • LA and San Diego mixed lots of beachy activities 


Top Areas: Downtown St. Pete, Clearwater Beach, Hyde Park/S. Howard, S.  Tampa



Orlando what a gem is being built surrounded by where the Athletes retire a great mix of old and young, but a little younger than Tampa. This area seems to be on the brink of explosion, in addition, it has one of the largest scale University around in the UCF area. Old Money in Winter Park and New Money in Dr. Phillips, as well as a more hilly feel, bring Orlando and it's up and coming downtown to one of the hotspots. Farmers market every weekend along with your family amenities Disney, Universal, and short trips over to Cocoa Beach you have a cosmic dream did I mention that the builders are going hunting like crazy.

  • Cheaper new construction 
  • Booming tech Industry 
  • Big City Development and city amenities  
  • Big Universities all around 
  • The Los Angeles younger crowd 


Top Areas: Winter Park, Dr. Philips, Maitland, Windermere 



So I said Florida as a whole and to be honest there is another area where you can see a lot of action and that is Jacksonville, Fl. This is like a suburb of Georgia but it's still in Florida. Big in the medical boom this area still boasts some of the best curbside appeals and did I mention sports teams. This place is an exciting place to begin the weekend an opportunity to move at a more tipi dated step. A little away from things this area is still on the beach and has the downtown that I think has great potential. The real estate prices are still low so it is definitely an opportunity for investment. Out of the three, this may be the last but we maybe saving the best for last. When the other two pop off could we have a San Francisco in Jacksonville not quite but if you're a Nurse or Doctor welcome home this is your hub. On a serious note, the area reminds me a bit more of Savannah Georgia & Charleston South Carolina rather than the big tech pub from the west.

  • The real ocean (I'm sorry Clearwater don't shoot me)

  • Big Downtown and the beach hard to have it all in one place

Top areas: San Marco, Northside. Riverside, Southside, Neptune Beach  

I don't need to talk about Miami it is already at the top of the charts. On average the median price for homes in these areas that have paragraphs above range from 205K to 220K this is a exciting opportunity.
