Market in Focus - Home Prices: All-Time High in Prices maybe causing a decline in Sales 


In an interesting twist essentially following the roadmap of the stock market we keep going higher and higher, one more "and" higher. So much higher that I think for some metro markets we may have an issue with affordability. Say it ain't so but hold your trigger finger on the sell my home now and wait for the crash. All good things must come to an end but the answer is when and for how long. This is a critical point in my mind for this economy we can go the way of Toronto where they have been waiting for a crash for the past 4 years, they also had a similar climb to the U.S. and then fall like the U.S. You have to have an appreciation for the similarities and the recent implosion that is telling of a correction from our brothers above the "Dirty Mitten".  That said its taken Toronto way to long, which shows signs of an unwinding vs an implosion, either way, things are looking to get better.

So let's look at some data points I am not an all an analyst but we have some interesting stats that may tell us of something... Some of the key factors in home price appreciation some say jobs I say the availability of credit. As you know where only human and that means if available we sometimes go beyond our means. If credit is available people will buy but the regulation is supposed to help with that. 

   



Second - Let's talk about job income and salary though the super-rich don't see as much movement, as they have had what they have had from the beginning of time there is a strong correlation of a strong economy and higher home prices. 

3rd - Member that horrible economics course in college probably still have to take 2 of those to complete your bachelors. Well if builders aren't building or there is no place to build this can cause an increase, how do things change build an oversupply and let the demand stay steady that is a prerequisite for a downturn. 



4th - Some sort of national disaster and that is an all-inclusive statement
